There are no deposit, low deposit loans available for construction!!
  -> There are 100% home loans which require no genuine savings for construction.
  -> For WA/Perth clients there are low deposit home loans that require only 2% deposit
(and NO Genuine Savings!!!!!)
  -> For some loans - your First Home Owners Grant can be used for your deposit
or to help cover fees.
How do we buy a house without putting in a deposit??
1. You need to get the First Home Buyers Grant
(see below for other ways)
Example: Purchase price for an existing house is $200 000 (Perth, WA loan and purchase)
Costs:
House purchase price $200 000
Settlement and Loans Fees $3 000 (estimated)
Stamp Duty for a first home buyer = NIL
Total Amount needed for purchase = $203 000
Loan Amount: $196 000 (2% deposit comes from the Grant)
First Home Owners Grant $7 000
Total Amount From Your Pocket = NIL!!!
No deposit loan for your new home!
Think you can't buy a house in Perth for $200 000??
Well maybe your are right. But there are still good deals even for more expensive houses
Thanks to the First Home Owners Grant, and the stamp duty concessions available for First Home Buyers
-> If you have equity in your house and wish to buy an investment property

You can borrow 100% of the purchase price of the new property PLUS enough for the fees if you have equity.
That means you need NO deposit!
What else can we do if we have a low deposit??
Vacant land from 5% deposit if you can't afford to build now.
Some clients can secure their block now - and by the time they build - they have enough equity for their deposit
*** Remember - you don't get the first home owners grant until you start building
If you purchase vacant land - without a building contract - you will have to pay the stamp duty on the land - and get a refund when your First Home Owners Grant goes through.
